Buying and Selling at the Same Time
Most of our sellers are also buyers. The big question is which comes first. There is no one right answer, but there are several ways to make the timing work, and we'll help you pick the one that fits your finances and your comfort level.
Sell first
You know exactly how much you have to spend and you're a stronger buyer. You may need to rent back from your buyer for a short time, which Texas contracts allow with a temporary lease.
Buy first
You move once and on your own schedule. This usually means qualifying for both payments for a while, or using a bridge loan or other short-term financing. Ask your lender what you qualify for.
Buy with a sale contingency
Your purchase depends on your current home selling. It protects you, but some sellers will accept it only in a slower market or for a better price.
Line up both closings
With careful planning, the sale and purchase can close on the same day or a few days apart. We coordinate with both title companies and lenders to keep it on track.
